Leola Village transformed an underutilized church property into Winnipeg’s first purpose-built multi-family modular apartment complex. The development delivers 60 rental suites across four “village-style” buildings, offering a mix of one- and two-bedroom units that contribute to area revitalization and provide much-needed rental housing. Using modular construction with Grandeur Homes, the project achieved a rapid seven-month on-site build — significantly faster than conventional delivery. The approach reduced material waste, improved insulation through dual-wall assemblies, and minimized disruption to the surrounding neighborhood.
